Norton Healthcare engaged KPFF to evaluate parking structures at the Audubon campus that were experiencing deterioration due to long-term water infiltration and concrete spalling. KPFF performed condition assessments for the East Orange and South Purple garages and developed repair and replacement recommendations.
Based on the findings, KPFF determined the East Garage had reached the end of its service life. KPFF supported the owner through the decision-making process to define a replacement scope aligned with project goals and budget. Serving as the prime consultant, KPFF assembled and led a multidisciplinary team to deliver a new structured parking solution for a complex site, coordinating closely with the owner and contractor throughout the design process.
For the portions of the existing garage that remained, KPFF developed targeted repair details and collaborated with the construction team to implement a phased approach. The team adapted to evolving site conditions by providing ongoing recommendations and schedule updates to maintain cost and project alignment. The result is a replacement-and-repair project that improves long-term performance and enhances the overall parking experience on campus.
