Site Development

KPFF provided civil and structural engineering design services for a four-building student housing complex for the Pitzer College Campus in Claremont, California.  The proposed $25 million, 4-acre development included construction of three dormitory buildings.  The dormitory buildings include 323 beds in a combination of double rooms, single room suites and FIR apartments.  The dormitory buildings also include support spaces including decks, study rooms, living rooms, kitchens, laundries and mechanical rooms.  In addition, the project includes a sub-grade level of academic space (e.g. classrooms, labs, screening rooms and offices) and a student commons for a total of 90,000 square feet.  Landscape improvements in the pedestrian-only areas surrounding the buildings included courtyards, patios, seating areas, and a small outdoor amphitheater.  Hardscape features included enhanced concrete and pavers; raised concrete planters; drivable grass for fire lane access; concrete seat walls and benches; stairways and site walls; and a dock above a water quality pond.  Low-impact design elements within the site included installation of porous pavers and concrete, water quality detention ponds, and a green/living roof.  Civil tasks included preparation of Grading Plans, Standard Urban Stormwater Management Plan (SUSMP), and SWPPP in addition to Construction Administration services.
