KPFF provided structural engineering services for this three-story, conventionally framed steel building with a masonry core lateral system. Inspired by West Coast architecture and expansive Texas views, the $12 million facility features a central core housing restrooms, elevators, a shared lobby lounge, and café. Four distinct volumes branch off each floor, creating a rectilinear clover shape with a semi-private courtyard. This unique layout offers 270-degree views and allows tenants independent access to their spaces, supporting the post-COVID workplace. Careful planning ensured efficient, repeated use of materials despite the nonstandard floor plate. Continuous curtain wall glazing delivers panoramic views for up to 14 tenants. The 73,570 SF Class A office shell and shared spaces were completed in 2023, with future tenant improvements anticipated as new occupants are secured.
