Bellevue Towers

One of the largest residential building projects in the Puget Sound region, this stunning 500-unit condominium has two towers—one 42 stories, the other 43—and 926,000sf of living space. The units feature high-end finishes and amenities, and the building’s luxury amenities include a spa, an art gallery, a fitness center, and a screening room. The building’s eco-landscaped Urban Gardens are as long as a city block and include a large lawn, walking paths, seating areas, a water feature, a wooden deck promenade, an outdoor fireplace, a pet area, and a terrace with views of downtown Seattle.

Sustainable building features include eco-finishes and fixtures, superior indoor air quality, efficient building mechanical systems, premium window systems, energy-saving glass, a green roof, and convenient transportation options. The project received a LEED Gold certification, attributed to use of local and regional materials, open space, and on-site stormwater treatment.

The concrete-framed towers rest on an eight-level podium that contains townhouses and retail space. Two underground levels provide 345,000sf of parking. Typical tower floors are 12,500sf and are slightly smaller in the upper portions of the tower. Both towers utilize a special reinforced concrete moment frame structure with integral beam post tensioning. Frames are located around the central elevator and stair cores to minimize impact on leasable building space. Additionally, reinforced concrete outriggers are located two thirds of the way up each tower to help reduce overall tower movements. The outriggers are tied to enlarged building columns that extend all the way down to the mat foundations.
