Mixed-use community with 330 new market-rate multifamily units and 50 affordable family units in seven buildings. Two of the buildings are existing historic Spanish Colonial Revival buildings that have been reused and expanded into a 12,000-gsf community facility and 23 residential units. All the buildings are carefully sited, providing a new urban edge to the surrounding streets. A 20,000-gsf public park called Waller Park steps east to west across the entire site. A private community garden with a fruit tree orchard offers another public gathering space.
Building 1 consists of two four-story, Type VA structures, totaling 118,000-sf, over a single-story 61,000-sf garage. Three five-story, Type IIIA residential structures over one and two stories of concrete compose Building 2. Building 2 has approximately 223,000-sf of residential space and 61,000-sf of parking. The project includes a total of 330 apartments as well as parking for 308 cars and 125 bicycles. The 5,000 square foot, three-story Amenities Building, is built of reinforced concrete. An existing 34,000-sf, reinforced concrete, classroom building was converted into additional housing units. The overall grade change of the site is approximately 50 feet, and the structure is designed to resist both permanent loads imposed by the hillside and temporary loads due to wind and earthquakes.
