The Factory at Franklin is a landmark adaptive reuse and redevelopment project located in Franklin, Tennessee. Originally constructed in 1929 as a large industrial complex, the project includes approximately 310,000 square feet across multiple historic buildings. The redevelopment reimagines this legacy site as a vibrant mixed-use destination that integrates retail, hospitality, entertainment, event spaces, and community-oriented amenities.
Under new ownership by Holladay Properties, the multi-phase revitalization program preserves the architectural character of the existing industrial structures while transforming interior and exterior spaces for contemporary use. Key elements of the project include restoring the historic Grand Hall and Liberty Hall event venues, creating activated courtyards and landscaped gathering areas, and integrating new pedestrian connections and outdoor dining environments.
KPFF served as Structural Engineer of Record for the project, supporting the adaptive reuse of the historic complex through strategic structural upgrades and careful preservation of the existing building. The team implemented IEBC-guided retrofit strategies, integrated new rooftop elements, supported the conversion of performance and event spaces, stabilized the historic smokestack, and designed the new free-standing carousel building, balancing modern performance requirements with the character of the original industrial structures.
The Factory at Franklin now serves as a regional hub for dining, boutique retail, and cultural experiences, driven by thoughtful design that honors the site’s heritage while supporting the economic and social fabric of downtown Franklin. The project reflects a comprehensive approach to adaptive reuse that enhances the property’s long-term value and creates an engaging destination for residents, visitors, and businesses.
